The summer housing market remains active in Greater Vancouver
August activity in the Greater Vancouver housing market finished well above last year’s pace and slightly below the 10-year average for the month.
The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in Greater Vancouver reached 2,514 on the Multiple Listing Service® (MLS®) in August 2013. This represents a 52.5 per cent increase compared to the 1,649 sales recorded in August 2012, and a 14.7 per cent decline compared to the 2,946 sales in July 2013.
Last month’s sales were 4.6 per cent below the 10-year sales average for the month.
“We’ve seen a healthy amount of demand in the marketplace this summer compared to the number of homes listed for sale,” Sandra Wyant, REBGV president said. “The market today is much stronger than we saw last year and is consistent with our long-term averages for this time of year.”
New listings for detached, attached and apartment properties in Greater Vancouver totalled 4,186 in August. This represents a 3.5 per cent increase compared to the 4,044 new listings reported in August 2012 and a 13.8 per cent decline from the 4,854 new listings in July of this year.
The total number of properties currently listed for sale on the MLS® in Greater Vancouver is 16,027, which is an 8.8 per cent decrease compared to August 2012 and a 3.6 per cent decline from July 2013.
The sales-to-active-listings ratio currently sits at 15.7 per cent in Greater Vancouver. This ratio remains consistent with balanced market conditions.
“People entering the market should not confuse stronger sales activity with rising prices. Home prices have been quite stable and consistent for much of this year,” Wyant said.
The MLS® Home Price Index composite benchmark price for all residential properties in Greater Vancouver is currently $601,500. This represents a 1.3 per cent decline compared to August 2012 and an increase of 2.3 per cent since the beginning of 2013.
Sales of detached properties reached 1,052 in August 2013, an increase of 69 per cent from the 624 detached sales recorded in August 2012, and a 3.1 per cent increase from the 1,020 units sold in August 2011. The benchmark price for detached properties decreased 2 per cent from August 2012 to $923,700.
Sales of apartment properties reached 1,018 in August 2013, an increase of 40.4 per cent compared to the 725 sales in August 2012, and an increase of 6.6 per cent compared to the 955 sales in August 2011. The benchmark price of an apartment property decreased 1.1 per cent from August 2012 to $366,100.
Attached property sales in August 2013 totalled 444, an increase of 48 per cent compared to the 300 sales in August 2012, and a 10.2 per cent increase from the 403 attached properties sold in August 2011. The benchmark price of an attached unit decreased 1.1 per cent between August 2012 and 2013 to $457,000.

PREPARING YOUR HOME FOR SALE

It’s a fact – a home that shows well will sell faster and bring a higher price. Cosmetic touch-ups can make a big difference. A sparkling home will make a purchaser fall in love – you know the feeling you get when you test drive a brand new car or maybe when you bought your home – though you hid your excitement from the seller, you know you had. Buyers will be willing to pay a little more than they budgeted and accommodate your closing requirements, because there is no other home like this one. A great first impression is a powerful selling tool! 

There are a number of steps you can take to prepare your home for sale. They include de-cluttering, cleaning, painting, repairing, de-personalizing, and de-cluttering again. 

- De-cluttering is often the least expensive and the most effective way to prepare your home for sale. Clutter turns most buyers off. That means getting rid of everything you can live without. 
- Clean, clean, clean everything! Clear kitchen countertops, pack up those personal photos and arrange the furniture to obtain the most open feeling. 
- Make a point of painting prior to selling. Put yourself in the buyer’s position. Bright or bold colors can often leave buyers with negative thoughts toward your home. Use soft neutral colors like off-white. Lighter colored walls make rooms look bigger and freshes up the look.
- Missing any knobs from drawers or light bulbs burnt out? Small things like that make buyers think there may be more wrong with your home if those items aren’t fixed.

July home sale activity increases in Greater Vancouver

 

August 2, 2013 Vancouver, BC Sunny weather did not slow the pace of home sale activity in July. Last month was the highest selling month of the year in Greater Vancouver and the highest selling July since 2009.

The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in Greater Vancouver reached 2,946 on the Multiple Listing Service® (MLS®) in July 2013. This represents a 40.4 per cent increase compared to the 2,098 sales recorded in July 2012, and an 11.5 per cent increase compared to the 2,642 sales in June 2013.

Last month’s sales were 0.1 per cent above the 10-year sales average for the month.

“Demand has strengthened in our market in the last few months, which can, in part, be attributed to pent-up demand from the slowdown in sales activity we saw at the end of last year,” Sandra Wyant, REBGV president said. 

New listings for detached, attached and apartment properties in Greater Vancouver totalled 4,854 in July. This represents a 1.1 per cent increase compared to the 4,802 new listings reported in July 2012 and a 0.4 per cent decline from the 4,874 new listings in June of this year.

The total number of properties currently listed for sale on the MLS® in Greater Vancouver is 16,618, which is an 8.1 per cent decrease compared to July 2012 and a 3.9 per cent decline from June 2013.

The sales-to-active-listings ratio rose two and-a-half percentage points between June and July to 17.7 per cent in Greater Vancouver. This is the highest this ratio has been in Greater Vancouver since April 2012.

The MLS® Home Price Index composite benchmark price for all residential properties in Greater Vancouver is currently $601,900. This represents a decline of 2.3 per cent compared to this time last year and an increase of 2.3 per cent over the last six months.

“Home prices continue to experience considerable stability with minimal fluctuation throughout much of this year,” Wyant said. “This stability in price brings greater certainty to the home buying and selling process.”

Sales of detached properties reached 1,249 in July 2013, an increase of 59 per cent from the 787 detached sales recorded in July 2012, and a 13.7 per cent increase from the 1,099 units sold in July 2011. The benchmark price for detached properties decreased 3.1 per cent from July 2012 to $920,500.

Sales of apartment properties reached 1,210 in July 2013, an increase of 31 per cent compared to the 927 sales in July 2012, and an increase of 16.3 per cent compared to the 1,040 sales in July 2011. The benchmark price of an apartment property decreased 1.6 per cent from July 2012 to $368,300.

Attached property sales in July 2013 totalled 487, an increase of 27 per cent compared to the 384 sales in July 2012, and a 12.7 per cent increase from the 432 attached properties sold in July 2011. The benchmark price of an attached unit decreased 2.6 per cent between July 2012 and 2013 to $456,700.

There are many factors that influence a buyer’s decision to buy a particular home. It is not feasible for sellers to meet all the requirements of prospective buyers but, there are some common things that are considered basic requirements and are expected. If you are unsure of how to steal a buyer’s heart or what investments can help you make a quick sale, compiled here are some frequently asked questions (FAQs) about home selling. Answers to these can help solve some of your dilemmas.

Home Selling FAQs


1. What key home improvements influence a home buyer’s decision?

Does the roof need replaced? Is the plumbing working? Do the walls need repainted? These are just some of the questions you need to ask yourself. There are so many repair options to consider, but the answer depends on individual preference. Most home buyers want a house that doesn’t need tons of repair work.

The first two things to consider are the yard and exterior, including the entry. These two places are seen first and are the most important because they are a potential buyer’s first impression. Keeping the yard mowed, trimming the hedges, touching up paint, and replacing broken doors are important. In most cases the state of the roof is not considered by the buyer, unless the inspector informs them of problems. It is then possible to negotiate getting the repair done or offer an allowance for it. Keep in mind that hanging or missing shingles, overgrown hedges, and chipped paint lead a buyer to feel that the home has been neglected. You don’t want that. After all, you want them to be willing to come into the house.

Once a potential buyer is inside, they see halls and rooms. Wall coloring can sometimes turn people off. A basic white or neutral color is preferred by most buyers. A renovated bathroom can also give a positive impression, if it is done well. Make sure that there are no plumbing issues, loud noises coming from the furnace, broken appliances, damaged walls, etc. Most of these items are easy to have fixed and can make all the difference.

It has been seen that most sellers like to opt for repairs when they have money and time to spend, or they leave it to the buyers. However, if they do make repairs it becomes advantageous for them because in buyer’s perspective, the home that is easy to move-in is more appealing than the one needing lot of repairs.

2. Is selling a home with furniture a good idea for vendors and should a home be shown furnished?

The answer to this question depends on the preference of the seller. However, it does help to include furniture when the floor plan is unusual. For standard floor plan homes it is fine not to provide furniture. Some sellers may not want to move their furniture. If this is the case, they can always offer the buyer’s first choice on what they are interested in. Final negotiations can then be written into a purchase contract.

In most cases, a property with furniture allows buyers to visualize how their own furniture will look in the space. Most new housing developments come with furnished models to help buyers visualize and know what floor plan works for them. Clutter may divert a buyer’s attention from the actual spaces in the home, so it is better to only use essential furniture and offset that with elegant decorations. Besides, too much furniture can make a house appear small.

3. Does any new construction near my property affect my property value?

When it is about new construction in the neighborhood, it can attract a prospective buyer or affect your property value. Most buyers prefer new homes as this gives them the opportunity to customize. For instance, they can select paint color and settings according to their liking. However, if your property is of same size and square footage, pricing it slightly less than the new construction can bring the ball to your side of the court.

4. Does the property’s location affect its value?

Yes, property location can affect the value of a home. A home located next to a big factory, a garbage disposal site, a commuter railway, or a busy highway may not sell for as much as one located on a quiet, slightly travelled street.  When a buyer is looking for a home, they take several items into account.  These items can be beyond a sellers control and can cause them to have to reduce the price of a property. Below are a few items:

  • Crime rate in the neighborhood
  • Closeness to shopping outlets
  • School ratings
  • Noise levels
  • Traffic on the street
  • Parking availability
  • Views
  • Noise levels
  • Neighboring houses and how they are kept
